Phasing Around Check-Out, Quiet Hours and Air Intakes
A hotel cannot close a wing for a roof, so the schedule is drawn from the guest day. Tear-off and hammering move to the hours after check-out and before afternoon arrivals, and we map which rooms sit under each work area so the front desk can hold them out of inventory instead of moving a guest at midnight. Staging stays clear of the porte-cochere, the loading dock and the pool deck.
Odor is the other thing a guest notices. Adhesives and primers carry a smell that a ventilation intake will pull into a corridor, so we find each intake before work starts and shift the product or the timing when the wind is wrong. The occupied-building reroof plan goes to the general manager in writing with the noisy days marked.
Grease-Resistant Membrane and Hand-Formed Sheet Metal
Over the kitchen wing, the membrane choice matters more than anywhere else on the roof. Animal fat and cooking oil swell and soften some single-ply sheets until their seams let go, which is why we price KEE membrane or a fat-resistant PVC sheet over a hood and then weld a sealed detail at every exhaust curb. A grease tray under the fan outlet keeps the residue off the seams.
Parapets and edges are where a hotel shows its age to the street. Where a hotel has a masonry parapet, the cap, counterflashing and corner patches are sheet metal, and the joints open as the metal moves. Behind the historic brick facades along the sidewalks of Old Pasadena, what sits at the top of the wall is answered building by building, on the roof and not from the street. We form replacements by hand, solder the laps, and set counterflashing into a reglet cut in the masonry so the new cap lines up with the cornice below.
Summer Heat, Cool Roof Rules and the Fire Zone Edge
The city's record high is 113 F, set in June, and an October 2023 heat advisory still put highs near 100 F late in the season. A dark membrane over a top floor feeds that heat into the rooms and the air conditioning load. The 2025 California Energy Code puts a floor under that heat: a new low-slope roof, or a reroof large enough to cross the code's trigger (2,000 square feet, or half the roof on a smaller building), has to reach an aged reflectance of 0.63 with 0.75 emittance, or an SRI of 75. We name the cool roof product on the first estimate so the number is settled before the permit.
For a hotel project, verify the parcel against Pasadena’s current fire-hazard map rather than assuming a district label determines its zone. Ahead of the January 2025 Eaton Fire, forecasts called for Santa Ana gusts of 60 to 80 mph, a reminder to review roof-edge and rooftop-equipment attachment for the project’s applicable wind design. Inside a Very High zone, a reroof that touches over half the roof within twelve months must reach Class A as a complete assembly, with ember-resistant vents and gutter guards, so we carry the cap sheet underlayment and edge metal into the scope from the start.
Owners With More Than One Property and Renovations in Progress
Hospitality owners rarely hold a single roof. A group with a downtown hotel, a property out toward Arcadia and a restaurant pad has three roofs on three different clocks, and the capital plan has to say which one goes first. We write a condition report with photographs for each building and rank the work by what will leak next, a document an ownership group or REIT can carry to a lender, and the findings feed a multi-site roof program with one set of details across the properties.
When a hotel is stripped for new rooms, we coordinate with the general contractor on sequencing, crane time and the tie-in between the new envelope and the old roof, so the renovation does not open a leak path above finished rooms.
Seasonal Checks and the After-Hours Call
A hotel roof takes its worst abuse in two seasons, the long dry heat and the short winter rains, and February brings the most rain at nearly four inches. Before the rains we clear the scupper boxes and drains, check the cricket behind each unit that sheds water badly, and look at every sealant joint for the pull-away that heat leaves behind.
A ceiling dripping over a fourth-floor corridor on a sold-out holiday weekend, with no empty room to move anyone into, is the call a hotel cannot hold until Monday, so our emergency response answers at any hour of the night, on holidays as on any weekday. We dry in the opening, protect the interior, and return to rebuild the detail once the building has dried out.
Commercial Roofing Questions
How much of a hotel roof can be worked on while the rest stays in service?
We map each work zone to the rooms below it, then phase sections small enough to seal before the crew leaves. The front desk can plan room inventory around those dates.
Will cooking exhaust shorten the life of a new roof over our kitchen?
Grease is hard on the wrong membrane and easy on the right one. A fat-resistant sheet, welded seams and a properly flashed exhaust curb let the roof shed what the fans throw out each shift. We also set a grease tray under the outlet and show the kitchen staff how to clean it, which costs little and protects the seams.
Does a rooftop bar or pool deck change how the roof under it is repaired?
Repairs under pavers, planters or deck furniture cost more in labor than in material. The work is lifting, staging and resetting everything on top, then rebuilding the waterproofing underneath. Moisture readings from above tell us how large the opening has to be, so we do not lift more of the deck than the leak requires.
A guest reported a stain after the last rain. How fast should someone open the roof?
Trace the water to its roof entry, then make a temporary dry-in there. A ceiling stain may be several bays away from the opening, so moisture readings guide the repair.
Does a hotel reroof in Pasadena have to meet the cool roof rule?
The rule reaches new low-slope roofs and larger alterations, and the Energy Code sets the trigger at a bit more than half the roof, or 2,000 square feet when that figure is smaller. A small repair falls below that line, while a full replacement lands above it and carries the reflectance and emittance minimums.
