Mockups, Tie-Ins and Dry-In Dates
The roof sits on the critical path whenever interior finishes wait for a dry building, so we give the superintendent a dry-in date and work in sections small enough that a forecast storm cannot catch an open area. Where a new wall ties into an old parapet, we build a short mockup of the termination first: the reglet or termination bar, the counterflashing, the sealant joint and the corner patch. The architect, the superintendent and the manufacturer's representative then approve one detail, which prevents the argument that otherwise arrives after the first rain.
Penetrations are scheduled with the trades, not after them. We ask for the equipment schedule, set the sleeves and curbs ourselves, flash them in the same visit and leave a covered path for the mechanical crew. In Lamanda Park, Pasadena’s adopted plan supports light-industrial, creative-business, and research uses. A roof plan with each penetration numbered helps coordinate equipment and wall work as a property changes or adds space.
Sheet Metal Packages and Lead Times
Sheet metal holds up a contractor's schedule more often than membrane does, because coping, counterflashing and gutters are made to the building and cannot be pulled from a shelf. We take field measurements early, submit shop drawings for the coping and edge metal, and order the profiles while the membrane crew is still working another section. Hand-formed corners, soldered laps and cleats at the spacing the profile calls for come out of our shop ready to fit.
On the 1920s and 1930s Renaissance and Mediterranean buildings of the Civic Center, a reglet cut at the wrong depth or in the wrong place in the wall cannot be fixed with a bead of sealant. We lay the cut out before the saw comes out, so the counterflashing seats tight and the finished edge looks like it belongs to the building.
Code Triggers a Permit Set Can Miss
Any permit application filed from January 1, 2026 onward is reviewed against the 2025 California Building Standards Code, which the city enforces together with local amendments in Title 14 of its Municipal Code. The roof is where several of those rules land at once. The Energy Code sets an SRI of 75 as the floor for a new low-slope roof, or an aged reflectance of 0.63 with 0.75 emittance, and the floor applies again when an alteration reaches more than half of the roof area or 2,000 square feet, whichever is smaller. A tenant improvement that grows into a roof alteration can therefore pull in a cool roof that was never in the budget. We read the permit set against the roof early and tell the estimator what is coming.
Mapped fire hazard zones follow the Arroyo Seco, run west and north of the 210 and reach into upper Hastings Ranch, and in the Very High zone the wildland-urban interface rules call for a Class A assembly once a reroof exceeds half of the existing roof within twelve months, together with ember-resistant vents. A bid that prices only the membrane will come up short, because the assembly includes the underlayment and deck, and we write the full assembly into the scope so the bid and the approved plans match.
Turnover Records and the Warranty Walk
A roof handed over without records becomes the owner's problem and then the contractor's. We give the superintendent a turnover set: the roof plan with penetrations numbered, photographs of each detail before it was covered, the product data and the sheet metal drawings. When the manufacturer's inspector walks the roof for a warranty, we walk it with them and correct what they flag that same week. A first inspection after the winter rains catches the curb joint or drain that settled while the correction is still a small one, and the same records can feed a maintenance schedule for the property management company taking the keys.
On a rebuild after fire or storm loss, the turnover records double as scope documentation, and we work alongside restoration contractors and adjusters so the roof portion of the claim reads cleanly. Tenant-occupied office building reroofs get the same treatment.
Commercial Roofing Questions
Who is responsible when another trade damages the roof we just installed?
Responsibility follows the record. Our dated photographs and roof plans show which damage predates the other trades and which came after, and that lets the general contractor back-charge the right subcontractor. We repair the damaged area promptly so the dry-in stays intact, and the cost question is settled afterward with the documentation in hand.
Can you hold a dry-in date if the sheet metal submittal comes back late?
The membrane can be watertight before the metal arrives, but only with temporary terminations that are formed and fastened to shed water, not simply taped. We install those at parapets and walls, then swap them for the shop-made pieces when they land. Profile lead time is the real threat to a date, so we ask for field dimensions and approvals as early as the schedule allows.
How should a tenant improvement bid carry roofing when the existing roof is unknown?
Carry an allowance for the opening, then let a core cut and a moisture scan set the real number. The scan shows whether the insulation around the new penetration is dry and how far a patch has to reach. We turn that into a fixed price for the roof work in a few days, so the allowance does not sit open through the whole buyout.
Does someone from the roofing crew need to be present for the building inspection?
Someone should be on the roof when the inspector arrives, because questions about terminations, fasteners and flashing heights are answered fastest by the person who built them. We bring the approved mockup photographs and the product data, and a correction is made on the spot where possible.
What changes if a project in a Very High fire hazard zone is only a partial reroof?
The fifty percent line is the number to watch. Stay under half of the existing roof in a year and the Class A requirement may not reach that work, but go past it and the whole assembly must meet it, ember-resistant vents included. We measure the area plainly against the roof plan and show the contractor which side of the line the scope falls on before the permit is pulled.
