The Service Path and the Low Spots
Dense rooftop equipment means constant foot traffic, and the membrane along the routes between units wears first. We lay walk pads on those routes, replace the sheet where the surface has worn through and probe the seams beside them for lifting. Refrigerant lines and gas piping pass through the roof beside the units, and each penetration is its own detail.
The other trouble spot is the middle of a wide roof. A deck that has deflected a little between supports leaves a shallow low spot, and water that stands there for days softens the membrane, grows algae and works into the seams. Fixing the drainage means adding a drain, a scupper or tapered insulation, and in some cases a cricket behind a unit. A big roof makes it hard to see which problems are real, so we begin with a drone roof inspection that finds the standing water and discolored seams, then walk the places it flagged.
Recovering Versus Replacing a Large Roof
On a roof this size, the choice between replacing and recovering is the largest single cost decision. A recover leaves the old membrane in place and covers it with insulation, a cover board and a new membrane, which saves tear-off labor, disposal and the dust above the sales floor. It only works when the old insulation is dry, so a moisture survey comes first. Where the old roof is wet in patches, we can cut out the wet areas and recover the rest.
Cost moves with a few things: area, the number of penetrations, how much of the insulation has to come out, whether a crane is needed to move equipment and how many nights or phases the work takes. Our roof recover proposals list each of those separately so the owner can see what is driving the number. Stores in a chain also fit into a multi-site roof program, which lets the regional manager of a retail or restaurant chain rank many roofs on one scale.
Keeping the Sales Floor Open
A store loses money every hour it is closed, so roofing has to go on above customers. We agree on the noisy hours with the store manager, keep the crew's route away from the front entrance and the loading dock at delivery time, and stage material on the roof by crane in the early morning so there is no lifting during opening hours. Interior protection, such as plastic over sensitive displays and a catch system under any opened deck, is set before tear-off begins.
Each night, the new roof is tied to the old one with a watertight temporary detail, since a section left open in the winter rain season is a hazard to inventory. Work above the pharmacy and electronics gets extra care, and a store with a full food department has to work around refrigeration, as on any grocery store roof. A big box that shares a roof line with strip tenants gets one map covering every occupant, as on a shopping center roof. The goal is a roof that goes in without the store noticing.
Heat Load on Large Dark Surfaces
A large flat roof is a large solar collector. With a June high of 113 F on record and a heat advisory as late as October 2023, an old gray or dark membrane over a store pushes heat into the sales floor and makes rooftop units work harder. For this roof type, the 2025 California Energy Code’s aged benchmarks are reflectance 0.63 with emittance 0.75, or SRI 75. New low-slope nonresidential installations are covered, as are qualifying alterations. We check drawings and measured work area before matching a membrane’s published data to the requirement.
For a store near the foothills, fire rules may also shape the work. Where the parcel and scope fall under Very High Fire Hazard Severity Zone requirements, a reroof replacing more than half an existing roof within twelve months requires a Class A covering. After the Eaton Fire destroyed 9,419 structures, an owner may also choose to price a listed Class A assembly as an added project measure.
Commercial Roofing Questions
What moves the price of a big-box roof the most?
Area comes first, followed by whether the old roof stays or goes. After that come the number of penetrations, the amount of wet insulation, crane time and how many phases the schedule requires. We separate each of these in the proposal, so you can compare a recover with a replacement and see where the money is going, instead of receiving a single square-foot number.
Can the store keep trading while the roof above the sales floor is replaced?
Yes, in nearly every case. We schedule the loudest work for off-peak hours, protect the interior below the open section and close it in each evening. Customers in the aisle below should see nothing more than a cordoned entrance now and then, and a manager has a direct phone number if a leak or a noise complaint arises.
How do you find wet insulation on a roof that big?
With an infrared moisture survey, usually after sunset, when wet insulation releases heat more slowly than dry. A drone can cover the field quickly, and a technician then marks each wet patch on the roof with paint and probes it. The result is a map showing which parts of the roof can be saved and which should be replaced.
Why does ponding appear in the middle of the roof, far from the drains?
The deck sags slightly between supports, or the original slope was shallow, and water has nowhere to go. Standing water ages the membrane early and puts extra weight on the deck. Tapered insulation, an added drain or a scupper at the low spot fixes the cause, while a patch fixes only the symptom.
Why do leaks show up right after the HVAC contractor visits?
Service technicians open panels, move curbs a little and drag tools over the membrane, and any of these can nick a seam or a boot. We recommend a walk-through after major equipment work and walk pads on the routes. A short check of the roof after each service call costs far less than a stained ceiling tile over a display.
