Shop-Made Boots, Curbs and Corners
The details that cause most leaks, pipe boots, curb wraps and inside and outside corners, are made in the shop under controlled conditions. A pipe boot formed for a three-inch vent stack fits that stack, and a curb flashing welded to the size of the unit sits flat around it. These pieces are then heat-welded to the field sheet with a hot-air machine. In a controlled shop, a weld is made on a clean bench in steady temperature, and that is harder to match on a roof at noon in June. We probe each field weld and check the fit of every prefabricated piece against the penetration before welding. A boot that needs to be forced is a boot that was measured wrong.
Small Flex Roofs Along East Foothill Boulevard
East Foothill Boulevard through Lamanda Park holds the city’s most concentrated industrial space. Local listings include flex and warehouse units ranging from about 2,776 to 5,088 square feet. On a small flex building, prefabrication is a good fit, because a handful of panels can cover a modest roof, and a small crew can finish the work quickly. A flex industrial roof often has a mix of vents, skylights and small units, and each of those gets a prefabricated flashing. When a flex tenant needs its doors open, we stage materials at the edge of the lot and close the roof in sections.
Altadena Storefronts and Fire-Season Planning
The January 2025 Eaton Fire destroyed shops and service businesses in the downtown business district of Altadena, where Lake Avenue and Fair Oaks Avenue are the key commercial corridors. Any building there that is repaired or put up again starts with a new roof decision. PVC has good fire resistance as a material, but state rules judge the Class A rating on the whole assembly, so the deck, underlayment and insulation must be a listed set. The Santa Ana wind forecast before that fire, with gusts of 60 to 80 miles per hour, also bears on attachment: fastener rows near the edges need to be dense, and the perimeter metal must be tested for wind. We discuss those requirements with the owner before ordering a single panel.
Grease, Chemicals and the Cool Roof Rule
PVC resists many oils, fats and chemicals that soften other membranes, so a Duro-Last PVC roof is often chosen over a restaurant, a food shop or a small lab. The white sheet also supports California's cool roof rule, which sets an aged reflectance of 0.63 and 0.75 emittance, or a 75 SRI, for new low-slope roofing and for alterations that reach past 2,000 square feet or half the roof, whichever is smaller. Aged is the key word, because dirt dulls a white roof. Where exhaust is heavy, we add a protective pad under the discharge and keep a regular cleaning schedule. Sika Sarnafil, by contrast, supplies PVC sheet that is welded on the roof instead of in shop-made panels.
Repairs to a Prefabricated Roof
Because the membrane is PVC, repairs are made by welding, and a compatible patch can be fused to the sheet. We match the patch to the existing sheet, since PVC from different makers is not interchangeable, a point that also applies to Versico VersiFlex and other field-welded PVC. A cut from a dropped tool or a pulled fastener is cleaned, patched with a welded cover and probed. We record each repair on a roof plan, so the owner can see where the sheet has been disturbed. Seasonal walks look at the perimeter, the field welds, the plates and the sealant at walls. A short report follows each walk, with photographs of the welds we checked and any sealant we replaced at the walls. Over time that report shows an owner which areas wear fastest, whether near a rooftop fan, along a drainage path or at the edge where wind works on the metal, and it gives us a firm basis for advising on repairs, coatings or an eventual replacement.
Commercial Roofing Questions
How long does it take to get a prefabricated roof once the measurements are done?
The panels are made to order, so there is a lead time between the survey and installation. We use that time to plan staging, order insulation and arrange access. Installation itself usually goes quickly because the panels arrive ready to lay. We give the owner a schedule once the order is confirmed.
What if my roof changes between the survey and the install?
Tell us at once. A new unit, a moved vent or a repaired parapet changes the panel layout. We re-measure the affected area, adjust the drawing and have the panel corrected. It is far cheaper to correct a drawing than to fix a panel on the roof.
Can a Duro-Last roof go over an existing metal roof on a small flex building?
It can, provided the metal is sound and fastened to a solid structure. We check for rust, loose panels and high ribs that would telegraph through the sheet. A cover board over the metal gives the membrane a flat base. Where the metal is failing, we remove it.
Does a white PVC roof need special care near a restaurant's exhaust?
Grease is the main concern. The membrane resists it well, but heavy discharge can stain and collect dirt that reduces reflectance. A protective pad under the fan and a regular wash keep the sheet clean and make sure the aged reflectance stays near its rated value.
How is a repair to a prefabricated sheet different from one on a field-welded sheet?
The repair is much the same, a clean welded patch over the damage. What differs is the record: with panels we know where each shop seam sits, which tells us which welds were made in controlled conditions and which were made on the roof. That map helps us find a problem faster.
